How much does it cost to live in your manufactured housing communities?

Each Manufactured Home Park has monthly lot rent that varies by location:

Can I bring my manufactured home into your manufactured housing communities?

No, you cannot bring a mobile home that you already own into one of our parks. We allow prospective tenants to purchase a mobile home that is already situated in one of our parks (from the unit’s owner), or purchase a new mobile home built to spec for your individual needs.

 

Can I purchase a new mobile home from you and place it in one of your parks?

Yes, we are happy to discuss purchasing options with you. We work closely with Eagle River Homes and Atlantic Homes to build manufactured homes to meet each individual buyer’s needs. We only allow single-wide mobile homes – double-wides are NOT permitted.

What happens when I want to sell my home?

You will notify our office that you intend to sell the unit. Any potential buyers would then need to fill out a Mobile Home Park Application and be approved prior to sale. Also, we have the Right of First Refusal on the sale of any units in our parks. Meaning, once you have a purchase and sale agreement, we can buy the unit from you at the agreed upon sale price between you and the potential buyer.

 

Are pets allowed in manufactured housing communities?

Yes, pets are allowed. Small to medium sized dogs are permitted. Dogs must be leashed at all times. They must be licensed with the town, and a copy of that license must be kept on file at our office. We will also need annual copies of rabies vaccinations. No Vicious dog breeds permitted.

 

What is included in the lot fee?

The lot fee includes use of the lot for your home, weekly trash pick-up, and snow removal serviced on the park roads in the winter (snow removal for your driveway is your responsibility).

 

What should I do to winterize my home?

We require that our residents apply heat tape every few years. There are other tips to help winterize your unit as well to help keep heating bills lower.

 

How do I pay my Lot Fee?

There are many ways to pay:

  • You can make ePayments via ACH or Credit/Debit Cards by accessing Tenant Web Access and creating a Tenant Web Access (TWA) account (click “Sign Up” below the login) or by downloading the rmResident App and logging in with your TWA account.
  • Mail or drop off a check or money order to our office.

 

What is the process for purchasing a home in one of your communities?

It depends on whether you are looking to purchase a new mobile home or one that’s already in one of our communities.

  • If you are looking to purchase a new manufactured home, you would need to contact our office at (413)664-1056 and set up a time to meet with our manager.
  • If you are looking to purchase a manufactured home that is already in one of our communities, you would need to find an owner that is selling one. We typically recommend driving through the park that you are interested in and seeing if there are any for sale signs.

 

Do you offer financing if I purchase a new manufactured home from you?

We do not offer financing directly, but we work closely with Priority Funding, who specialize as Manufactured and Mobile Home Lenders.

Tunnel Brook – North Adams Apartments Limited Partnership

How do I apply for housing assistance?

There are a couple of ways to receive rental assistance AKA housing subsidy. A certain number of units at Tunnel Brook that are subsidized through USDA, which we would go over with you when your name reaches the top of or application list and see if you qualify for it.

 

Do you accept housing vouchers?

We accept vouchers from other Housing Authorities – Visit our Resources page for more information.

Is there an application fee?

Yes, as of right now there is a $21.95 application fee due at the time the application is picked up from the office or submitted through our online application.

 

Are pets allowed?

Service Animals and Emotional Support Animals only. Documentation required with application.

 

How many bedrooms are the apartments?

One and two bedroom units available.

 

Is heat included in rent?

Yes, heat & hot water are included in the rent.

 

Is there a laundry facility?

Yes there is an on site, coin-operated laundry facility.

 

How is trash removal handled?

There is a dumpster on site for rubbish removal.

 

Is parking included?

Yes, parking is included and there are visitor spots.

 

Is Tunnel Brook on the bus route?

Tunnel Brook is not on the bus route. However, the bottom of the hill that Tunnel Brook is on, where West Shaft Rd meets Church St in North Adams is on the bus route.

Apartments

Do you have any other apartments available for rent?

We do have a few apartment buildings and single-family homes that we rent out. You would have to fill out an application to find out availability.

 

Is Renters/Mobile Home Insurance required?

You are required to carry a renters insurance policy for the duration of your stay in any of our apartment units. If you own a manufactured home, you are required to carry a mobile home insurance policy. Please bring this policy to your lease signing. We hope this answers some of the questions you may have had.
